A comunidad policy is the shared insurance for a residential association, an urbanisation or a property with multiple owners. It covers the shared parts of the building and the liability the association carries as a property owner. A well-dimensioned policy is essential so that all residents feel secure and so that the board can do its job without unnecessary worry.

What is usually included

  • Shared parts of the building. Exterior walls, roof, entrance, stairwells, lift and technical rooms.
  • Pool and shared outdoor areas. Garden, parking, walls and communal terraces.
  • Water and pipe damage. On shared risers and installations.
  • Third-party liability. If someone is injured or suffers damage in common areas.
  • Legal cover. For disputes concerning the association.
  • Assistance. Plumber, locksmith or electrician for urgent issues.

The role of the board

The board is responsible for making sure the comunidad has adequate cover, that the details of the building are correct and that the policy is renewed on time. We help boards go through their existing policy, spot any gaps and suggest adjustments where needed. Many are surprised how much the premium can vary for essentially the same coverage.

How your own home policy fits in

The comunidad policy usually does not cover what is inside your own home, your personal liability or your private belongings. That requires a separate home insurance. We are happy to look at both at the same time so the protections mesh together and leave no gaps.
